Why Foreign Buyers in Medellín Need a Buyer’s Advisor, Not a Listing Agent

Buying real estate in Medellín can be a genuinely enjoyable process — right up until you run into a detail most buyers don’t see coming: in Colombia, anyone can call themselves a real estate agent. There’s no license required, no certifying body, no standardized training. It’s a completely open profession.

That alone isn’t necessarily a problem. What it leads to is the real issue: the overwhelming majority of agents working in this market are focused on the seller, not the buyer. They’re listing agents, whether or not they’d describe themselves that way.

You can see this for yourself. Spend a few minutes on real estate content from Medellín — Instagram profiles, YouTube channels, the usual mix — and notice who the message is actually for. Nearly all of it is built around the property: how to make it look appealing, how to move it faster, how to reach the next buyer. Very little of it is built around the buyer’s side of the equation, and almost none of it accounts for what a foreign buyer specifically needs to know.

A Beautiful City, an Informal Industry

None of this takes away from what makes Medellín worth pursuing. But the informality around real estate here is real, and if you walk into it without the right guidance, it can turn what should be an exciting decision into a frustrating one — occasionally frustrating enough to make someone abandon the idea of buying here altogether, which is a shame, because it’s rarely necessary.

A few things tend to compound each other: no licensing to fall back on, agents who don’t speak your language, and agents who have never worked with a buyer from outside Colombia and don’t know what that buyer is used to, worried about, or entitled to ask for. Individually, each of these is manageable. Together, they’re exactly the combination that leads to a bad experience.

What Representation Actually Means Here

This is precisely why buyer-side representation exists as its own category, separate from the traditional agent relationship. The role isn’t to show you more properties — it’s to be the one person in the process whose priorities are fully aligned with yours: understanding the cultural and procedural differences between Colombia and wherever you’re buying from, catching what a seller’s agent has no incentive to mention, and making sure nothing gets lost between two very different ways of doing business.

It’s the difference between someone helping you find a property, and someone making sure the process itself doesn’t work against you.
